[ANSWER] Trash collection is on Thursdays. Recyclables (yellow can) are collected on Tuesdays. It is each occupant’s responsibility to ensure the trash cans are taken to the curb Thursday mornings and returned inside the fence once trash is collected. Trash should be enclosed in plastic bags and secured in one of the trash cans using the provided can lids. In the case when Thu. is a holiday, trash collection will take place on Sat.

[QUESTION] Do you accept section 8 housing vouchers? (or by any other name)

[ANSWER] Yes, vouchers are considered as any other type of income. The applicant must follow the same application process to qualify.

[QUESTION] Do you require a security Deposit?

[ANSWER] Yes, a security deposit, typically equal to one month’s rent, is required.

[QUESTION] What is the $40 application fee for?

[ANSWER]  The application fee is for the credit record and criminal record of the applicant. Perfect credit is not required. However, any judgments from a previous landlord will disqualify you. Each adult living in the apartment whose name is on the lease as responsible for any portion of the rent must submit a application.

[QUESTION] Can I pay my rent on-line?

[ANSWER] Yes. Visit the “Pay Rent Online” page for details.

[QUESTION] In the case of winter weather, who clears the snow from the front porch, steps & sidewalk?

[ANSWER] To keep rent affordable, snow removal is called out specifically in the lease for the tenants to clear snow from the front porch, steps, and sidewalk. There are shovels, brooms, and ice melt provided in the basement.

[Question] Is there a grace period for rent being due?

[Answer] No, rent is considered late if not received by the landlord on or before the 1st of the month. Three late rent payments in a twelve month period is a lease violation. Late fees are applied if not received by the landlord on or before the 1st of the month.
